31 Zupp Drive sets a new standard for Ormeau’s commercial precinct—offering adaptable retail space, eco-friendly design, and seamless visitor experience.

Completed in 2024, 31 Zupp Drive stands as the third accomplished project within the Interciti commercial office park in Ormeau, Queensland. It serves as a retail centre tailored to accommodate cafés, restaurants, and various consulting tenants, including physiotherapists and medical practitioners.

The design of the plaza aims to extend a warm welcome to patrons, enticing them into the retail space. The building’s wings gracefully converge towards the centre, drawing attention to the floating circulation stairwell and the communal gathering area for patrons.

Efforts were made to ensure clear and convenient parking facilities, with a focus on guiding visitors seamlessly through the circulation paths leading to the individual tenancies. The building’s design allows for versatile usage, with the option to partition into multiple smaller tenancies or maintain it as a single expansive space. Ample end-of-trip amenities and bicycle facilities are provided for the convenience of both employees and visitors, promoting sustainable transportation options.

The plaza incorporates various environmentally friendly features, including solar panels, rainwater harvesting systems for retention and reuse, energy-efficient HVAC systems, extensive screening, and large roof overhangs to mitigate direct sunlight exposure to the building envelope. Furthermore, materials with low environmental impact were prioritised in the construction process. Taking advantage of the site’s topography, the development strategically integrates the basement car park and loading bays, utilising the natural slope of the land to partially conceal these facilities from the primary view.

DesignInc was responsible for the conceptual development, detailed design, and project management during the design and documentation phases. Additionally, we provided assistance to the project manager during the contract administration process, handling requests for information (RFIs), conducting site meetings, and performing inspections as needed.
