112 Alfred Street

The 112 Alfred Street project is a thoughtfully refurbished heritage-listed building, which was formally a children’s hospital, reimagined as a mixed-use development that responds to the evolving character of its urban context. Situated in Fortitude Valley, the project strikes a balance between historical preservation and contemporary design, breathing new life into this fringe CBD site through a modern rear extension.

The building comprises a basement car park with end-of-trip facilities, three levels of office space—including two within the heritage structure—two penthouse apartments, and a rooftop terrace.

The design aimed to maximise the site’s potential while ensuring the new extension complemented the existing heritage building. DesignInc collaborated closely with the client and project manager to develop a scheme that allowed the modern addition to stand independently without compromising the integrity or character of the original structure. This was achieved through the use of simple forms and a restrained material palette.

The heritage component was carefully restored, with original elements and materials preserved wherever possible.

The result is a fully functioning head office for the client and a pair of unique penthouse residences—where old and new coexist seamlessly.
